This policy explains what personal information Lumina Vita collects when you use this website or ask us for an offer, why we collect it, who we share it with, and the rights you have over it. Plain language is used deliberately.

We do not intentionally collect Social Security numbers, government ID numbers, precise geolocation, biometric data, or information about health, race, religion, sexual orientation or political views through this website. If a transaction later requires sensitive identifiers, they are collected by the title or escrow company under their own procedures, not through this site.
3. Why we use it
- To prepare and present a purchase offer for your property.
- To contact you about your request, by phone, text, email or post.
- To carry out and close a transaction, including title work, escrow and recording.
- To match a property with buyers on our investor list.
- To operate, secure, measure and improve this website.
- To send marketing communications where you have agreed to receive them.
- To comply with law, resolve disputes, and enforce our agreements.
We do not use automated decision-making that produces a legal or similarly significant effect on you without human review.
4. Who we share it with
Read this section carefully — it matters most. Our business model involves introducing properties to third-party buyers. That means the information you give us about your property, and your contact details, may be disclosed to potential buyers and assignees. Under some state privacy laws this disclosure can qualify as a "sale" or "sharing" of personal information, even when no money changes hands for the data itself.
We may disclose personal information to:
- Potential buyers, assignees and investor partners, so they can evaluate the property.
- Title companies, escrow agents, closing attorneys, surveyors and inspectors involved in the transaction.
- Service providers who work on our behalf under contract — hosting, CRM, email and SMS delivery, analytics, e-signature and telephony.
- Professional advisers such as our attorneys and accountants.
- Government bodies, courts or law enforcement where legally required.
- A successor entity in the event of a merger, acquisition or sale of assets.
We do not sell your personal information to unrelated third parties for their own independent marketing purposes, and we do not sell or share the personal information of anyone we know to be under 16. If our practices change, we will update this policy and give notice before the change takes effect.
5. Calls, text messages and marketing
When you submit a form on this site and tick the consent box, you give prior express written consent for Lumina Vita and its partners to contact you at the number and email you provide, including through an automatic telephone dialing system, an artificial or prerecorded voice, and SMS text messages.
- Consent is not a condition of purchasing any property, product or service.
- Message frequency varies. Message and data rates may apply.
- Reply STOP to any text to opt out of texts. Reply HELP for help.
- Use the unsubscribe link in any marketing email to opt out of email.
- Ask us on any call to be added to our internal do-not-call list, and we will honour it.
- Opting out of marketing does not stop transactional messages about a transaction already under way.
- We do not share your mobile number or SMS consent with third parties or affiliates for their own marketing purposes.
We keep a record of the consent you gave, the wording shown to you and the date and time it was given.
6. Cookies and tracking
This site uses a small number of cookies and similar technologies:
- Strictly necessary — to serve the page and remember your language preference. These cannot be switched off.
- Analytics — to understand which pages are used, in aggregate. [Name the tool you actually use, e.g. Google Analytics 4, Plausible, or state "none".]

You can block or delete cookies in your browser settings. We honour the Global Privacy Control (GPC) browser signal as a valid request to opt out of sale or sharing where state law requires it.
7. How long we keep it
- Enquiries that do not lead to a transaction: [e.g. 24 months] from your last contact with us.
- Completed transactions: for as long as required by state real-estate, tax and record-keeping law — commonly [e.g. 7 years] after closing.
- Consent and opt-out records: retained for at least [e.g. 5 years] so we can demonstrate compliance.

8. Security
We use administrative, technical and physical safeguards appropriate to the sensitivity of the information, including encryption in transit, access controls limited to staff who need the data, and vetted vendors. No system is perfectly secure, and we cannot guarantee absolute security. If a breach affecting your personal information occurs, we will notify you and the relevant authorities as required by applicable state law.
9. Your privacy rights
Depending on where you live, you may have the right to:
- Know / access what personal information we hold about you and how we use it.
- Delete personal information we hold about you, subject to legal exceptions.
- Correct inaccurate personal information.
- Opt out of the sale or sharing of your personal information, and of targeted advertising.
- Limit the use of sensitive personal information, where we process any.
- Data portability — receive a copy in a usable format.
- Non-discrimination — we will never give you a worse price, a worse offer or a lower level of service because you exercised a privacy right.
How to make a request
Email luminavitagroup@gmail.com with the subject line "Privacy Request", or call [insert toll-free number]. Tell us which right you are exercising. We will verify your identity — usually by matching details you have already given us — and respond within 45 days, extendable once by a further 45 days where necessary, and we will tell you if we need the extension.
An authorised agent may submit a request on your behalf with written permission that we can verify.
If we decline a request, we will explain why, and you may appeal by replying to our decision. [Some states require a formal appeal process and a link to the state Attorney General — confirm with counsel.]
10. State-specific notices
California (CCPA / CPRA)
California residents have the rights listed in section 9. The categories of personal information we collect, the purposes and the recipients are set out in sections 2, 3 and 4. We do not sell personal information for money. Because we disclose property and contact information to potential buyers, you may treat that as "sharing" and opt out at any time using the contact details above or via the "Do Not Sell or Share My Personal Information" link in our footer. Under the "Shine the Light" law you may also request details of disclosures to third parties for their own direct marketing.
Virginia, Colorado, Connecticut, Utah, Texas, Oregon, Montana and other states with comprehensive privacy laws
Residents of these states have comparable rights of access, correction, deletion, portability and opt-out of targeted advertising, profiling and sale. Use the same contact details to exercise them. Where the law provides an appeal right, you may appeal a refusal by replying to our decision, and you may then contact your state Attorney General.
Nevada
Nevada residents may submit a verified request that we not sell certain covered information.
To confirm with counsel: which state privacy laws you actually fall under depends on how many residents' records you process and your revenue. Many small wholesalers fall below the thresholds for some states but not others. Do not assume you are exempt.
11. Children
This website is intended for adults. We do not knowingly collect personal information from anyone under 18. If you believe a child has provided us information, contact us and we will delete it.
12. Changes and how to contact us
