Accessibility Statement

Lumina Vita is committed to making this website usable by everyone, including people who use screen readers, magnification, speech input, keyboard-only navigation or other assistive technology. This page explains where we stand, what we know is imperfect, and exactly how to reach a human if something blocks you.

1. Our commitment

We treat digital accessibility as an ongoing obligation, not a one-time project. Selling a home is a significant financial decision, and no one should be shut out of that conversation because of how a website is built. We aim to meet or exceed the Web Content Accessibility Guidelines (WCAG) 2.1, Level AA, which is the standard courts and the U.S. Department of Justice generally reference under Title III of the Americans with Disabilities Act.

2. Conformance standard and status

Standard: WCAG 2.1 Level AA.
Status: partially conformant. "Partially conformant" means most of the content meets the standard, but some parts do not yet fully conform. We state this honestly rather than claiming full conformance, because an overstated claim is itself a liability.

Accessibility features currently implemented on this site include:

• A "skip to main content" link as the first item in the tab order.
• Full keyboard operability, with a clearly visible focus indicator on every interactive element.
• Semantic landmarks (banner, navigation, main, contentinfo) and a logical heading structure.
• Text and interface colours checked against the 4.5:1 (text) and 3:1 (non-text) contrast minimums.
• Form fields with permanently visible labels, autocomplete support, and error messages that are announced to screen readers and linked to the field they describe.
• A visible control to pause every automatically moving element on the page, plus automatic respect for the operating system's "reduce motion" setting.
• Decorative video, imagery and ornamentation hidden from assistive technology so it does not create noise.
• Content in both English and Spanish, with the page language attribute updated when the language is switched.
• A visible accessibility control on every page of the main site, offering larger text (up to 135%), high contrast, a readable font, underlined links and an animation stop — with preferences saved on the visitor's device. This tool was built into the site itself; it is not a third-party overlay.

3. What we have done

• Accessibility requirements are part of how we build and change this site, not a step at the end.
• The site is reviewed against WCAG 2.1 AA whenever we make a substantial change, and at minimum once a year.
• We test with keyboard-only navigation and at 200% browser zoom.
• Anyone who contacts us about a barrier gets a response from a person, not an automated reply.

4. Known limitations

We want to be straightforward about what may still cause difficulty:

• Third-party content. Content served from third-party providers (hosted fonts, media and form delivery) is not built by us, and we do not fully control its accessibility. We raise issues with those vendors, and we always offer an email alternative.
• Decorative background video. The video on the home page is decorative only and carries no information. It can be stopped with the on-screen motion control. If your device or browser cannot load it, a static background is shown instead and nothing is lost.
• Documents. Contracts and disclosures we send may originate from title companies or attorneys in PDF form and may not always be fully tagged for screen readers. Ask us and we will supply an accessible or plain-text version at no cost.

5. Report a barrier — and what happens next

If any part of this site prevents you from doing what you came to do, tell us. You do not need to use technical language, and you do not need to explain your disability.

Please tell us the page address, what you were trying to do, and the browser and assistive technology you were using, if you know it.

Our response commitment: we acknowledge every report within 2 business days, tell you how we intend to fix it within 10 business days, and in the meantime give you an alternative way to complete what you were doing. Where a fix is complex, we will give you a target date and keep you updated.

6. Alternative ways to do business with us

Nothing on this website is the only route to our services. You can request an offer, ask questions, receive documents in an alternative format or complete an entire transaction by email or post, or by telephone once you have given us your number, at no additional cost and with no disadvantage in price or terms.

7. How this site was assessed

This site was reviewed by self-evaluation against WCAG 2.1 Level AA, combining automated tooling with manual keyboard and screen-reader testing. We have not yet commissioned an independent third-party audit; when we do, we will update this statement with the date and scope.
