1. Terms of Use

1.1 No agency, no advice, no offer
- Lumina Vita is a real estate investment and wholesaling company. We are not a licensed real estate brokerage and we do not act as your agent or broker. Using this site creates no agency, fiduciary, attorney-client or advisory relationship.
- Nothing here is legal, tax, financial or investment advice, an appraisal, or a broker price opinion.
- Nothing here is an offer to buy or sell real property, or to sell securities or investment contracts. Any offer we make is preliminary and non-binding until a written agreement is signed by both parties, and is subject to inspection, title review and market conditions.
- Figures, timelines and examples describe typical or past outcomes. They are not a guarantee or prediction of your result.
1.2 Acceptable use and information you submit
You must be at least 18 and able to enter into contracts. You agree not to submit false information, submit a property you have no authority to sell, scrape or systematically extract content, attempt unauthorised access, or use the site for any unlawful or discriminatory purpose.
You confirm the information you give us is accurate and that you have the right to provide it — including any phone number you enter. By submitting a form you consent to be contacted as described in our Privacy Policy; consent to marketing calls or texts is not a condition of any purchase and may be withdrawn at any time. Submitting a form does not oblige us to make an offer and creates no contract for the sale of property.
1.3 Intellectual property and third-party services
The Lumina Vita name, logo, copy and design are ours or licensed to us. You may view and print pages for personal, non-commercial use; you may not republish, resell or create derivative works without written permission. Photographs and video are licensed stock media used for illustration.
This site links to and embeds third-party services, including a messaging assistant, hosted fonts and hosted media. We do not control them, are not responsible for their content, availability or privacy practices, and a link is not an endorsement.
1.4 Disclaimer of warranties
The site and its content are provided "as is" and "as available". To the fullest extent permitted by law we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement, and any warranty that the site will be uninterrupted, error-free, secure, or that its information is accurate, complete or current. Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.
1.5 Limitation of liability and indemnity
To the fullest extent permitted by law, Lumina Vita and its members, officers, employees and agents will not be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost opportunity or diminution in property value, arising from your use of or inability to use this site. 1.6 Disputes, arbitration and governing law

Informal resolution first. Before starting any formal proceeding, contact us at [insert email] and give us 30 days to resolve the matter.
Binding arbitration. If we cannot resolve it, any dispute relating to this website or these terms will be resolved by binding individual arbitration administered by [insert administrator] under its consumer rules, rather than in court — except that either party may bring an individual claim in small claims court.
No class actions. Disputes will be brought only in an individual capacity, not as a plaintiff or class member in any class, collective or representative proceeding.

For counsel: an arbitration clause and class waiver on a consumer site are only enforceable if the user had reasonable notice and manifested assent. A footer link alone is often held insufficient. 2. Disclosures — our role and how we are paid
2.1 We are a buyer, not your agent
Lumina Vita is not a licensed real estate brokerage. We are not your agent or broker. We are not a law firm, lender, appraiser, home inspector or tax advisor. We do not owe you the fiduciary duties a licensed agent owes a client.
We are a principal in the transaction. We buy properties for our own account, or we enter into a purchase contract and assign our rights under it to a third-party buyer. When we speak to you we are acting in our own commercial interest — not representing yours. You are strongly encouraged to obtain your own attorney, licensed agent and tax professional. We will never discourage that, and it will not get you a worse price.
2.2 How we are compensated
We do not charge you a commission. We are paid in one of three ways:
- Assignment fee — we contract to buy at one price and assign the contract to an end buyer at a higher price; the difference is our fee.
- Resale profit — we buy, sometimes improve, and later resell.
- Double closing — we buy from you and sell to another buyer, keeping the spread.
This means the price we offer will normally be below full retail market value. That discount is the trade-off for speed, certainty, buying as-is, and removing the cost and delay of listing. It is a legitimate trade-off, but you should understand it and compare it against listing with a licensed agent before deciding. Where required by state law or your title company, our fee or the spread will be shown on the closing statement, and we will disclose it on request in any event.
2.3 State law and licensing
Wholesaling is regulated differently in every state. Some states require a licence to market a property you do not own; some require written disclosure that you hold only an equitable interest; some restrict or prohibit certain practices. We operate only in states where our activity is lawful and in the manner that state requires. Ask us about the rules that apply to your property — and confirm them with your own attorney.
To complete before publishing: list the specific states you operate in, plus any licence numbers, registrations or state-mandated disclosure language. Note that where a state mandates a written disclosure, it generally must appear in the signed purchase agreement — a website page does not satisfy it.
2.4 About our offers
- An offer is preliminary and non-binding until a written purchase agreement is signed by both parties.
- Offers are subject to inspection, clear and marketable title, lien and payoff verification, and market conditions.
- An offer is not an appraisal and not a broker price opinion. It is what we are willing to pay, not a statement of your property's market value.
- An offer may be withdrawn or revised before signature if the information we relied on proves inaccurate.
- You are never obligated to accept, and there is no fee for receiving one.
- You may have a statutory right to cancel certain contracts within a defined period — particularly if signed at your home or if the property is in foreclosure. Any such right will be stated in the agreement itself. Ask us about it.
2.5 Distressed, inherited and pre-foreclosure property
We work with sellers facing foreclosure, tax liens or probate. Those transactions carry additional consumer protections in many states — mandatory notices, cooling-off periods, restrictions on taking title, and in some places an outright ban on certain equity-purchase arrangements. If your property is in or near foreclosure we will set out those protections in writing before you sign, and we will not ask you to waive rights you cannot lawfully waive. We are not a foreclosure-rescue or loan-modification service, we charge no advance fees, and we do not promise to stop a foreclosure.
2.6 Performance figures, fair housing and imagery
Timelines, figures and examples on this site describe typical or past outcomes and vary enormously by property, condition, title status and jurisdiction. Nothing on this site is a guarantee or promise of the result you will get. Testimonials reflect one individual's experience and are not representative.
We conduct business in accordance with the Federal Fair Housing Act and applicable state and local fair housing laws, and do not discriminate on the basis of race, colour, religion, sex, disability, familial status, national origin, sexual orientation, gender identity, source of income or any other protected characteristic. Complaints may be directed to us and to the U.S. Department of Housing and Urban Development.
Nothing on this website is an offer to sell or solicit any security or investment contract. Our investor buyers list is a notification list for property opportunities; joining it creates no investment relationship and involves no fund, note or passive-income product.

3. Accessibility Statement
Selling a home is a significant financial decision, and no one should be shut out of that conversation because of how a website is built. We aim to meet or exceed the Web Content Accessibility Guidelines (WCAG) 2.1, Level AA.
3.1 Conformance status
Status: partially conformant. Most content meets the standard; some parts do not yet fully conform. We say so honestly rather than overstating.
Implemented: a skip link first in the tab order; full keyboard operation with a visible focus indicator; semantic landmarks and heading structure; colour contrast checked against the 4.5:1 and 3:1 minimums; form fields with visible labels, autocomplete and errors that are announced and linked to their field; a visible control to pause all automatic motion, plus automatic support for the operating system's reduce-motion setting; decorative media hidden from assistive technology; English and Spanish content with the page language attribute updated on switch.
3.2 Known limitations
- Third-party content. The chat assistant and other embedded services are not built by us and we do not fully control their accessibility. We always offer a phone and email alternative.
- Decorative background video. Purely decorative, carries no information, and can be stopped with the on-screen motion control.
- Documents. Contracts and disclosures may arrive as PDFs from title companies or attorneys and may not be fully tagged. Ask and we will supply an accessible or plain-text version at no cost.
3.3 Report a barrier
If any part of this site stops you doing what you came to do, tell us. You do not need technical language and you do not need to explain your disability.

3.4 Alternative ways to do business with us
This website is not the only route to our services. You can request an offer, ask questions, receive documents in an alternative format, or complete an entire transaction by telephone, email or post — at no extra cost and with no disadvantage in price or terms.
This site was reviewed by self-evaluation against WCAG 2.1 AA, combining automated tooling with manual keyboard testing. No independent third-party audit has been commissioned yet; when one is, this statement will be updated.
Before you publish: replace every bracketed placeholder above with real details and name a specific person. A statement with a dead email address is worse than none — it evidences a promise you did not keep.
